The road less traveled
 FOREST COTTAGES ON MOONDANCE LANE is a 4 home planned residential community on 20 acres. We are forming an intentional community on idyllic Whidbey Island in the State of Washington, just a 10 minute ferry ride and 60 minutes from downtown Seattle. Whidbey Island is held by the snow capped Olympic Mountains to the west and the majestic Cascade Mountains to the east and surrounded by the crisp blue waters of the Puget Sound.
We are seeking individuals or a group, to take our vision to the next step. The land is magical and complete. We have a conscious “green” builder ready to transform your vision of community into a home. The following is a detailed description of what Moondance Lane has to offer.
THE LAND IS ALWAY FIRST. We have tried to balance the best of all worlds. The community is on 20 acres. The houses will be in sunny meadows. The building sites have been optimized for solar electric panels by removing only the exact trees that blocked the solar travel during the different seasons of the year. There are 17 acres of Common lands that are in a natural lush forested state. There are 30 ac of hand groomed trails that loop through the common lands that create ¾ mile of private walking trails. There are 4 clustered building sites that are generously spaced so that each house has only one neighbor.
It truly is beautiful acreage. We have prepared the land respectfully and it is in a ready-to-build state. The road is compacted gravel that is crowned and ditched with proper drainage. The water system is run by the community and has a state of the art delivery system. The water meters are already set on the property. The power, telephone and cable are all under ground and delivered to each property and the septic systems are in either standard or near standard soils.
The result, we hope, is private and quiet acreage with a sense of community, low maintenance common lands and very low taxes ($317/year). Best of all, we are able to give incredible terms on Seller Financing. We can agree to as little as 15% down with interest rates to beat the banks. We can do interest only or 30 year amortizing in order to keep the payments down. We will even pay the buyers closing costs. We have a lot of flexibility to work with buyer strengths and weakness that bank either can’t or won’t do. EACH PARCEL IS $149,900.
THE HOUSES ARE IN THE PLANNING AND DESIGN STAGE. We have one home currently offered by Boren Construction and another design to be finished shortly. We can build these plans or your plans or we can help you find the perfect plan to fit your lifestyle and your budget.
First, I have to say I love Leroy Boren because is a "Green Builder", honest, motivated, a great craftsman and a great communicator. He listens to what you want and delivers the house on time and at budget. This combination is hard to find. I feel lucky they we have him on our team.
The first plan is called "Adaptable Living", it is a 2 story with bedroom on the main floor, 2 bedroom + den, 1600Sqft house that will be build out for $439,000. It is described in detail below. The second plan that is in process is called "Forest Cottage", it is a less expensive single story, 2 bedroom, 1000Sqft house that will build out for $399,000. This home has been built once in Greenbank(next town North). The best way to have you fall in love with it is to show you the existing home.
"Adaptable Living" is a 2 bedroom/1.75 bath plus bonus room that is 1600 Sqft.
The elevations and floor plans are in the pictures area. I love this floor plan for a few reasons. It is an energy efficient compact deign with no wasted space or money. It is an open floor plan with a second master bedroom on the main floor. It boasts three outdoor spaces that are required for the Northwest. The front entrance is covered and has a shoes-off bench and coat closet at the entrance. The covered mudroom entrance leads directly to the laundry area. The living room has French doors that open to a sunny deck for entertaining. I love the window seat in the living room, the kitchen eating bar and the built in stair case bookshelves and built-in laundry room shelving. On the second floor, I like the flow of privacy without doors. The master bedroom is a vaulting space with a small deck to the outside for your morning coffee and newspaper. The closet is an ample walk-in with built in shelving on the exterior and is placed as a dressing area connecting the bedroom and bathroom area Best of all I love the flex room that can be used as an office, a reading nook or a convertible guest bedroom.
We have chosen a unique mix of “green” materials to provide both form and function: Material Highlights include: Historic channel cement and metal corrugated siding, architectural composition and standing seam metal roof, Anderson “green series” composite windows, low maintenance Trex decking with metal rail, silent radiant wall heat, Ecohaus “green” cabinets, stranded bamboo and Healthy carpet, and Marmoleum floors, stainless steel LG “Life’s Good” appliances, tiled shower and backsplashes and a glass shower surround. You can pick and choose colors and styles to suit your own expression. This house on your choice building site lists for $439,000. The optional 2 car Garage/Studio is an additional $35,000.
