 PaciVegan will be a vegan community in Pacifica, California, 1 mile uphill from the beach. The house is 1/2 paid off already with 165k outstanding on the loan. The current loan has 20 years to go. Property taxes are 5k per year. The current homeowners are a married couple who will be splitting up (friendly). The home will be retained by me; a 47 year old woman, child-free, pet-free. This is a four bedroom, three bathroom home overlooking mountain and ocean. There is easy parking on the street and express buses to downtown San Francisco and BART (train) 1 mile down a (steep) hill. The house is bright, has wireless. Looking for vegans (or vegetarians willing to keep the kitchen vegan) to co-create community. We are 12 miles from downtown San Francisco. It takes money to live here. Please keep this in mind. I would be willing to sell 1/4 or more ownership in the home (cash) to pay off the balance of the loan. The home was valued at 825k at the height of the market and could likely sell for 700k now so you would have equity immediately.
For example, 3 owners can buy in for 150k each and then we can agree to sell in 10 years or 20 years. Owning, over time, in an urban area, is cheaper than rent.
Open minded about financing and ownership. VEGAN is what's most important. The house will also be pet-free (sorry) as I have allergies and we live on a canyon that backs up to open space.
This is a SUBURBAN neighborhood. There's a post office, a small health food store, a produce market, a mainstream grocery, and an organic burrito store just down a STEEP hill. Definitely suburban living.
