| The Farm Is located approximately 40 miles north of San Francisco and seven miles west of Petaluma, California. The Farm is a little over four acres of very gently sloping southern-exposure land. The soil is a very fertile sandy loam that should provide for 15 persons with a reserve to market. The land has been zoned rural/agricultural, which means we can live and farm but cannot sell products at that location. After four long, hard years, most of the land development work is done. The road is in. The property has been fenced. The well is in and produces over 30 gallons per minute. The septic design has been approved by the county for a four-bedroom system. The electricity has been run to the property line. And the 40'-by-80' greenhouse has been purchased. We currently have a 50'-by-50' pole tent that is serving as a barn and general-purpose building. Now the property is our blank canvas, ready to work, plant, harvest, and build.
What we still need to do is find a core group of people who want to try to create a life working in harmony with the earth and others, persons who want to share all the work, the laughter, and the expenses with the community. We still need to build the barn and artist studios, the main meeting house, the community kitchen, the community bathrooms, and the separate and co-living units.
As for finances, the property was just appraised at $525,000, and it carries a balance of $300,000. It will probably require another $200,000 to complete the building projects over the next few years. When all is said and done, that equates to $500,000, which in today's economy is a tract home in some Bay Area markets. This means our payments are $3500 per month, or for seven persons $500 per month: not too bad for a place to live, work and raise your own healthy food. | Community location is placed at the center of the zip/postal code, city/state, or city/country (not based on street addresses) |
