 SurrealEstates is an artists community made up of 11 artists/families.
These are archetectualy designed , lofted, small single family houses . They were built with SIPS panels, a high insulation pre-fabricated panel system that can be constructed quickly, and provide great strength and R factor. The open living plan has a 20 foot hight ceiling in the main room. The houses have 3 small bedrooms, however the two bedrooms in the loft can be easily changed to one open space. Houses have been enginered for Solar, and may be fitted with a system at some time in the future. We are working with "Cool Communities" to plan the best tree strategy for use of shade and sun.
The detached 800 sf studios have 12' high walls, a roll up and regular door, around 3 windows and two skylights. Studios are around 13-25 feet from the house, across your own patio space. There is gated parking for each house.
Each lot has space for a small patio and the properties will pool their back sides to make a communial walkway and garden. We plan to open studios some of the time to become a destination for arts events, classes and such. There is however a restriction about posting regular open hours.
Light rail is a 3 minute walk, and there are bike trails into town through the Discovery park area of the river front. Within walking distance there are coffee shops, galleries ( http://www.sacforart.com/nsac.html ), a hardware store, the Sacramento Metro arts commission, a library, a tennis court, a ball park, 3 gyms (boxing, kung fu and weights), two little theatres, and a new supermarket is in the works to be built around 5 blocks away. Del Paso Blvd, that passes within 1/2 block of SurrealEstates has just had a multi million dollar street scape project completed,. It had a lead artist from SurrealEstates on the planing team, and an arts budget. A new childrens gated "Tot Lot" just opened 4 block away. Surrealestates is being built on an old schools play ground. Although no formal agreement has been made about sharing meals, many of the artists are already friendly, and do so on a regular basis. There is an agreement not to put up fences on property lines within the project. We plan to share an interior walkway between the buildings, and plant and decorate for all members to enjoy where the path crosses our property lines.
To buy a house/studio you must be an artist and show the need for a studio.
There are grants and low interest loans attached to some of the properties that can be assumed when the properties are sold to low income artists who qualify financially.
Any resale in the future must keep these houses/studios in the hands of artists.
At this time, all homes and studios are inhabited by the original artist families.
